How to spot a hidden water leak before it ruins your floors

A few signs every homeowner should know — and what to do the moment you suspect a leak.

Why hidden leaks are so destructive

A pinhole leak under a sink can dump 50 gallons a day into a cabinet you never open. By the time you notice the warped wood or the mildew smell, the subfloor and joists are already compromised. Slab leaks are worse — water can travel along a foundation for weeks before you see it on a wall. The earlier you find it, the cheaper everything is.

The signs to watch for

A water bill that climbed without any change in habits. A meter that keeps spinning when every fixture is off. Warm spots in the floor (slab leaks). Mildew smell behind a wall. Paint or drywall starting to bubble. Moisture rings around bathtubs or behind toilets. Any single one of these is worth a phone call.

The two-bucket meter test

Turn off every fixture and appliance that uses water. Write down the meter reading. Wait an hour without flushing or running anything. Read the meter again. If the number changed, you have a leak somewhere — likely between the meter and the house, or in a slab line. Time to call.

We come out with acoustic sensors, infrared cameras, and pressure decay gear. The goal is one small access hole, not an open wall. Most leaks we find we also fix the same visit. If we don't find anything definitive, we tell you straight — sometimes the answer is to monitor and recheck rather than dig.
